Ventura gives us both kinds of chimney water problem in one city. Near the beach, salt air corrodes caps and flashing. On the hillsides above downtown, wind-driven rain hits exposed chimneys hard, and many brick stacks there were finished with a thin mortar wash instead of a true crown, which cracks and lets water into the core.
Winter storms reach Ventura straight off the ocean, often with strong wind, and rain driven sideways finds flashing gaps that a still rain would miss.
